Set inside the West Enclave at Zadún, a Ritz-Carlton Reserve, this single-level residence trades the usual villa theatrics — grand staircases, stacked terraces — for something calmer: everything on one plane, everything within reach, the Sea of Cortez laid out in front of it rather than glimpsed from a balcony.

The floor-to-ceiling glass does the heavy lifting here. Light moves through the main living spaces most of the day, and the boundary between indoors and out barely registers once you're inside. Travertine floors run the length of the home, cool underfoot even in the thick of summer, and the furnishings lean toward restraint rather than showing off — this is a house that lets the coastline do the talking.

Outside, the terrace is built for staying put. A pool holds at a genuinely swimmable 32°C, with a jacuzzi kept several degrees warmer for the evenings when the desert air cools off fast. Two king-size daybeds anchor one end of the space, flanked by a pair of individual loungers, each under its own umbrella — useful math for a group that's likely to split between sun and shade by early afternoon. A BBQ area rounds out the terrace for anyone planning to cook rather than call the chef.

Five bedrooms are split across a layout designed for groups that don't necessarily want to share walls. The master suite pairs a king bed with a closet and its own outdoor bathroom and soaking tub — a small but telling detail, the kind that turns a morning routine into something closer to a spa visit. A second, equally sized suite mirrors it with an en-suite bathroom and closet, plus a separate outdoor bathroom with an outdoor shower. The social spaces are generous without sprawling: a living room built for lounging, a dedicated dining room, a game table for the inevitable afternoon when someone suggests cards, and a large main kitchen equipped for serious cooking. A second, secondary kitchen sits just off it — genuinely useful when a private chef and a catering team need separate space to work — alongside a laundry room and a guest powder room for day visitors.

Location does a fair amount of the persuading on its own. Puerto Los Cabos is gated and quiet, close enough to the Zadún resort to borrow its restaurants and golf course without paying resort rates, and near enough to San José del Cabo's beaches and dining scene that a rental car feels optional rather than essential.
